 GEORGIAN TOWNHOUSE

The owners of this characterful property, on one of the most beautiful Georgian streets in Edinburgh, wanted a beautiful family home while making the most of its income-generating potential when they were away. Feeling a little bit lost with their own choices and following a set of mood board visuals, we agreed on a concept for every room, styled to maximise returns. Working to a set budget, we decorated, added characterful features that had been lost, sourced, upscaled new and auction room furniture to create a very personal elegant home with real stand out.

  VICTORIAN SCHOOL APARTMENT

The brief for this apartment, part of a Victorian School conversion in Edinburgh, was to take a complete blank canvas and transform it into a cosy home with a boutique hotel feel.

Starting with a set of mood boards for every room, on client approval, bespoke joinery and a new focal, central fireplace feature was added which totally transformed the space. Along with Artworks, wall panelling, wallpapers, luxury furniture and accessories the property has achieved a complete makeover and a very delighted client.

GARDEN CITY CENTRE APARTMENT

A Victorian Garden apartment was crying out for an upgrade! The previous owners had painted magnolia throughout and with blank walls and few features, the challenge was to bring back the original elegance and character. Each room was considered to reflect the owner’s desire for a cosy, homely feel with a touch of hotel chic, something that was soothing amid a little drama!

The main renovations included the ensuite, kitchen, garden and garden office however the whole home now enjoys what feels like a complete personality change, now “worthy of guests!”

 VICTORIAN HOME

Wishing to have a home from home when visiting family in Edinburgh from overseas, the owners longed for their own Scottish-inspired haven in which to kick back and relax.

Working closely together online and in different timezones, from the design stage to the end final transformation, tight planning and good communication was essential.

Following works to bring back lost original character plus extensive renovations to rejuvenate the floorboards, walls, doors, create two new bathrooms, kitchen and utility room and wood burner (see before and after photos), the emphasis was to reflect the client’s desire for comfort whilst delivering hints of their heritage.

The result? Modern luxuries and new furniture now happily sit among vintage auction pieces, locally sourced artworks that now create a home with a highly personalised story.

NEW TOWN APARTMENT

Having been rented for over a decade as a student flat, the owner wished to maximise the property’s potential and make the most of this trendy and popular city centre location for holiday rental. Following a set of mood boards to demonstrate our ideas, we took an unloved, scarcely furnished space and made it into a desirable, contemporary apartment. Now full of character and personal touches, it is a successful rental property also achieving a property value uplift of 20% following works.

Return on investment achieved in 9 months. Rental occupancy levels over 85%.

 CASTLE APARTMENT, OLD TOWN

Set in the shadow of Edinburgh Castle, this 2 bed property had so much potential but was in need of some love and attention. The budget didn’t allow for a complete renovation so we concentrated on the essentials - new bathroom, toilet, lighting plus we upgraded the kitchen and added wall treatments to bring back character and some homely ‘wow’, all in the theme of a ‘Officers’ Club’ as a nod to the Castle and its history!

The owners contributed their own personal touches including vintage shop bookcases while we sourced everything else to bring the vision to life!
